Free house staging tips
Here are a few tips on how to stage you home, to help you sell your house faster and possibly for more money!

Curb Appeal:

Remove any clutter, dead leaves, garbage, lawn ornaments etc.
Plant fresh flowers
Trim trees & hedges
Always have a freshly cut lawn
Ensure all walkways are free of debris and are safe to walk on
Repaint any chipping or peeling paint
Power wash debris/moss from siding and gutters
Insure all screens, shutters, gutters etc. are hung straight
Repairs:
Fix any noticeable "booboos" such as
Burned out light bulbs
Chipped / Peeling Pint
Nail holes in the walls
Peeling wallpaper
Leaky Faucets
Cracks in caulk or grout
Make sure all doors and windows open freely
Finish ALL home improvement projects that have been started
Clean then Re-clean
Vacuum entire house
Dust ALL surfaces (including ceiling fans, curtains, blinds)
Polish all Shiny Surfaces (windows, mirrors, appliances, counters, sinks etc.)
Wash all the walls and light switch plates, door knobs etc.
Clean the carpets and upholstery
De-Clutter & Depersonalize
Get rid of anything you don't use - send it to charity or the dump then
Rent a storage unit to store the following:
Anything you do not need for the next month or two
Any out of season items
Any collections (collections distract the buyers from the house - the item
    they will be purchasing this includes movies, DVDs, and CDs)
Clear out about 50% of the items in all closets
Clear out 50% of the items in kitchen drawers and cabinets
Remove 90 - 95% of all family photographs, awards and trophies or
     accomplishments from the entire house including walls, tables, counters
     and dressers (Buyers are trying to envision themselves living in every home
     they tour and it's very difficult for them to do that when faced with the
     seller's personal items)
Decorating & Accessorizing
Make sure all rooms have neutral colors - A fresh coat of paint doesn't cost
    much but it has the biggest impact in a room
Put fresh flowers in a few rooms
Fresh live green plants also liven up and warm up a room
Put out a few well placed pretty accessories
Set the stage with the tips listed here
Install a nice clean new welcome mat at the main entrance
Critters
Send all pets to live with relatives while your house in on the market
Maintenance
Keep house vacuumed and dusted at all times
Make sure all shiny surfaces have no fingerprints or smudges
Dishes need to be put cleaned and put away at all times
Laundry needs to be cleaned and put away at all times
Don't let the mail pile up, deal with it every day
