When it comes time to have your open house, you need to 'Set the stage'.  Potential home buyers will rely on their senses just as much as they do their hearts to make the decision to buy. Here are a few things you can do the morning of the open house (or showing).

Sight 

Let in as much light as possible by opening curtains and blinds and turning
     on all lights.  Replace light bulbs if necessary. 
Outside: Ensure driveways. walkways and paths are clear and free from
     obstacles. 
Place all personal care products out of sight. 
Wash all dirty dishes or put in dishwasher. 
Make beds, put clothes away and tidy dresser tops. 
Put valuables, documents, sharp objects and prescription drugs in a safe
     place. 
Sweep front entry and put out new welcome mat
Set the table for a dinner party : mats, cloth, napkins, china, crystal,
    candles, flowers
Smell 
Put freshly cut flowers in main rooms. 
Do not cook foods with strong odors. 
Let the fresh air in and open all the windows. (Even in the winter if only for
     a few minutes before a showing) 
DO cook brownies or cookies or bread. 
Empty all trash cans. 
Touch  
Put clean, fresh towels in bathrooms and kitchen. 
Make sure all surfaces the potential buyer will touch are sparkling clean
    and grime free :  i.e. doorknobs, counters, hand rails, light switches, etc. 
Sound 
Play easy listening music at a low volume throughout the house. 
DO NOT leave any televisions on!
